Make or review legal documents online

Real Estate Documents

Leases, sale contracts, term sheets and title reviews for UAE property, handled online.

We draft and review property documents for owners, buyers, tenants and investors in the UAE: lease agreements, contracts of sale, term sheets and memoranda of understanding, and we review title documents before you commit. Prepared by our property lawyers and delivered online.

Overview

In the UAE the relevant authorities provide standard forms for many property transactions: the Dubai Land Department's sale contracts, the Ejari and Tawtheeq lease registration systems, and the developer forms used for off-plan sales. Those forms are the starting point, not the whole agreement. The private documents that sit alongside them, a detailed lease with the maintenance, renewal and exit terms spelled out, a memorandum of understanding that fixes the price, the deposit and the deadline, a sale contract that deals with mortgages, service charges and handover, are where the parties' real rights are decided.

Khalifa Al Sada Advocates & Legal Consultants prepares and reviews real estate documents online. Our property lawyers draft them to work with the standard forms and the registration systems, and they review the documents you are asked to sign so that you know what you are agreeing to before you commit.

Who we help

We prepare property documents for:

  • Landlords and tenants of residential and commercial premises
  • Buyers and sellers of apartments, villas, offices and land
  • Investors in off-plan units reviewing the developer's contract
  • Overseas buyers who cannot attend in person
  • Property managers and owners' associations
  • Businesses leasing warehouses, shops and offices

The same care goes into a single studio lease and a commercial building sale.

What we do

We draft lease agreements for residential and commercial property that comply with the rental laws of the emirate concerned and add the terms the standard form leaves out: fit-out, maintenance, subletting, renewal, early termination and the return of the deposit. We prepare term sheets and memoranda of understanding for sales, setting out the price, the deposit, the conditions, the timeline and the consequences of default, and we draft contracts of sale that deal with mortgages, service charge arrears, tenancy, handover and registration at the Land Department or the relevant municipality.

We review title documents, developer contracts and sale agreements before you sign, and we tell you in plain terms what the document says, where the risk lies and what to change. Our review covers the title deed, encumbrances and mortgages, the ownership rules that apply to the location and to your nationality, service charge and community rules, and the completion and handover mechanics. Where a document needs to be registered, we explain the Ejari, Tawtheeq or Land Department steps or attend on your behalf. Every document is delivered in Arabic, English or both, with a short covering note.

Why Khalifa Al Sada

Our property lawyers act in rental and sale disputes before the Rental Disputes Centre and the courts, so they know which clauses matter when things go wrong and draft the documents accordingly. A lease or sale contract from us is written for the UAE registration systems and courts, not adapted from a foreign template.

The online service keeps standard documents affordable and quick, and our Dubai office is available for the matters that need a meeting. We work in Arabic and English, and our Russia, India and Turkey desks assist overseas buyers.

A property lawyer contacts you to confirm the parties, the terms and the risks that concern you, and gives you a fixed quote.

  3. 3

    Drafting or review

We draft the document, or review the one you were sent, and deliver it with a short note on the key points.

  4. 4

    Signing and registration

We guide you through signature and registration with the Land Department, Ejari or Tawtheeq, or attend on your behalf.

Frequently asked questions

Do I need a separate lease if I register on Ejari?

Ejari registers the tenancy, but the registered form covers only the basic terms. A detailed lease sets out maintenance, renewal, termination and deposit rules and prevents most disputes.

Can you check a property before I buy it?

Yes. We review the title deed and encumbrances, confirm the ownership rules that apply to you and the location, and check the developer or seller contract before you pay a deposit.

Is a memorandum of understanding binding?

In the UAE a signed MOU with a price, a deposit and clear conditions is generally binding. We draft it so that the consequences of withdrawal are clear.

Can you act for me if I am abroad?

Yes. Under a notarised power of attorney we can sign and register on your behalf, and the whole process can be handled online.
